Single Source of Contact for All Property Management Needs

We bring single partner accountability. C&S is the sole contact for all property maintenance issues - from comfort calls and repairs to preventative maintenance daily Monday through Friday. Additional on-call services will be available 24/7. Our team will plan all of our scheduled activity and methodology. We will act on our plans performing the actual tasks, inspecting and communicating both internally and externally to team members and the clients. We will communicate all of our inspection results, both good and bad. And we will track the results in our work order system for analysis and review.

Owner/Tenant Relationship and Lease Administration

We have a primary responsibility to the Owner and a secondary responsibility to the Tenant. We delicately manage a relationship and set expectations with both the Owner and the Tenants as defined in the lease terms.

We work diligently to fulfill the owner's expectations to control costs, maximize revenue, and provide proper maintenance for their investment without compromising the tenant's expectation to allow the tenant the use of the premises for the intended purposes, comfort, security, and to meet the obligations of the lease.

We play a key role in the tenant landlord relationship. We give a face to the landlord and provide the landlord the necessary buffer between servicing the tenant and their desire to profit.

We are responsible for responding to tenants and addressing concerns as deemed appropriate under the terms of the lease.

Outside Vendor Contract and Service Administration

We will select valued partners in whom we have the utmost confidence to assist us in executing this work. Our team will create a master schedule for all tasks related to the scope of our vendor services. Outside vendors may include, but not limited to:
  • Housekeeping Services
  • Mechanical System-Heating, Ventilation and Air Conditioning (HV AC)
  • Preventative Maintenance and Repair
  • Landscaping Maintenance and Repair
  • Pest control
  • Security Alarm / Access Control System
  • General Maintenance and Repair work (Electrical, plumbing, roof, structural, etc.)

In-House Facility Maintenance Personnel

On-staff maintenance personnel will provide general and preventative facility maintenance onsite daily Monday through Friday and are available on call 24/7 days a week. Our in-house personnel's scope of services may include, but not be limited to, minor electrical and plumbing repairs, ceiling tile replacement, light bulb replacement, and other maintenance as required. We do background checks and drug and alcohol testing on all our employees.

Accounting & Reporting

All funds collected on behalf of the Client will be deposited into a Cauwels & Stuve Property Management Trust Account as mandated by the New Mexico Real Estate Commission. Accounting services are conducted on a cash-basis system. We will receive, approve and process property expense invoices. Reporting statements are provided to the client on a monthly basis.
